High-altitude work — rope access services

Rope access is for places a ladder cannot reach: a leaking panel joint, dirty windows on a high floor, a cracked balcony slab. Give the joint length or number of windows in an order, and technicians will send responses. Or choose a crew yourself — by photos of their work and client reviews.

How much high-altitude work costs

What affects the price

  • Height and anchoring

It is not only the floor that matters but what the ropes can be anchored to: if the roof has no solid structures, anchor points are set up separately.

  • Joint length or area

Joints are usually priced per linear meter, and glass cleaning and painting per square meter, so measurements help you get a more accurate price.

  • Number of drops

A technician works a vertical strip below the anchor point, so for joints or windows at different ends of the building the ropes have to be moved several times.

  • Condition of old joints

Opening an old joint, cleaning it out and inserting a new backer rod under the sealant is more work than sealing over the top.

  • Type of facade

Glass, ceramic tile, plaster or a ventilated cladding facade need different products and techniques, and fragile cladding is worked on more slowly.

How to choose a contractor for work at height

  1. 1

    Training and clearance

Work at height requires special training and a medical check. Ask whether the technicians are cleared for work at height: Nexperity does not check this.

  2. 2

    Two ropes and a partner

Ask whether the technician will work on two ropes — a working line and a safety line — and whether a partner will be nearby: under occupational safety rules, rope work is done by at least two people.

  3. 3

    Your job in the portfolio

Sealing joints, cleaning a glass facade and repairing a balcony slab are different skills. Look in the portfolio for photos of exactly your job, ideally at a similar height.

  4. 4

    Fencing off the area below

Agree on who will fence off and mark the danger zone below the work — by an entrance, a sidewalk or a parking area — and how residents will be warned.

  5. 5

    Warranty on joints

Ask whether the contractor gives a warranty on the sealing and what they will do if the wall gets wet again after the first downpour.

What to put in the order

The more precise the description, the more precise the prices in responses.
  • What needs doing: seal joints, clean windows or a facade, repair a balcony, clear snow

  • What kind of building, how many floors it has and at what height the work is

  • The scope: length of joints, number of windows, or area of glass or facade

  • For an apartment building — whether the work is agreed with the OSBB (condo association) or the building manager, and whether there is roof access

  • What is below the work area: a sidewalk, an entrance, a parking area or an annex roof

  • How urgent it is: a joint is already leaking or snow is hanging over the sidewalk — or the work can be scheduled
