Interior finishing — plastering, wallpaper, tiling and drywall

Interior finishing is plastering bare walls in a new build, new wallpaper or paint in a room, bathroom tiles. To price it, a specialist needs to know the rooms, the area and what is on the walls now: put that in an order to get responses. Or compare prices, work photos and client reviews yourself.

How much finishing work costs

What affects the price

  • Uneven walls

How far a wall is out of plane decides how thick the plaster coat is: badly uneven walls are leveled with guide beads, while nearly flat ones only need skim coating.

  • What the wall is prepared for

A wall can be filled and sanded less carefully for wallpaper than for paint: on a painted wall every flaw shows.

  • Tile format and layout

Large-format tiles need a flatter base. A diagonal layout and mitered corners add cutting, and with it time and waste.

  • Wallpaper and its pattern

Patterned wallpaper that has to be matched strip to strip takes longer to hang and wastes more than plain, and liquid wallpaper goes on differently altogether.

  • Reveals, niches and boxing

Window reveals, corners, niches and drywall boxing are often priced separately — per linear meter or per piece, not per square meter of wall.

How to choose a finishing specialist

  1. 1

    Your job in their services

A plasterer-painter and a tiler are often different people. Check that their services include exactly your job, and find out whether the price is per meter, per room or per hour.

  2. 2

    Close-up photos

In the portfolio, look past the wide shots of rooms to the details: wallpaper seams, even tile joints, neat inside corners.

  3. 3

    Priming and drying

Ask what the specialist will prime the base with, whether drywall joints will be taped with mesh tape, and how long they will wait for each coat to dry.

  4. 4

How you will sign off on the work

Agree in advance how you will check the result: the flatness of the walls with a straightedge and a lamp's raking light, and the tiles by tapping for hollow spots.

  5. 5

What the price per meter covers

Ask whether windows and doors are deducted from the wall area, whether priming and reveals are included, and who buys the materials.

What to put in the order

The more precise the description, the more precise the prices in responses.
  • Which work you need: plastering, skim coating, wallpaper, painting, tiling or drywall

  • Which rooms, and the approximate area of walls, floor or ceiling

  • What is on the walls now: bare concrete or brick, old plaster, wallpaper or tiles to remove

  • The final finish: type of wallpaper, paint or tile format — and whether the materials are already bought

  • Ceiling height and any tricky spots: reveals, niches, arches, boxing
