Land surveyor — topographic surveys and boundary staking

A land survey is needed before buying a plot, for a house design and on the building site: topographic surveys, staking out boundaries and axes, as-built surveys. Describe the plot and the job in an order, and surveyors will send responses. Or choose one yourself by prices and client reviews.

How much a land survey costs

What affects the price

  • Plot size and buildings

An empty, level plot is surveyed faster than the same plot with a house, a garden, ravines and utilities: the more detail, the more points have to be taken in the field.

  • Underground utilities

Mapping underground pipes and cables and getting the survey approved by the utility owners is a separate job that is often charged extra.

  • Number of points and visits

Boundary staking is often charged by the number of corner points, construction support by the visit: foundation axes, wall checks, an as-built survey.

  • Existing boundary coordinates

If the plot has a cadastral number and accurate coordinates, the boundaries are staked from them. Old data in a local coordinate system often has to be recalculated first.

  • Land documents

Technical documentation is a separate job from the survey. Ask what the cost includes: the survey, boundary markers, the documentation itself and support until the plot is registered.

How to choose a land surveyor

  1. 1

    Certificate for land documentation

By law, technical documentation for land is prepared by a certified land management engineer, alone or within a company. Ask for the certificate number. Nexperity does not check certificates.

  2. 2

    Your job in their services

A topographic survey for a design, construction support and land documents are different work. Look for a surveyor whose services and portfolio include exactly your job.

  3. 3

    Instruments and calibration

Ask what they will work with: a GNSS receiver, a total station or a drone, and whether the instruments have passed metrological verification.

  4. 4

    What you will receive

Agree on what you will get: a plan as a PDF and a file for the architect, a boundary staking report, stakes or boundary markers on the ground.

  5. 5

Timing of the visit and processing

Ask when the surveyor can come out and how long processing will take after the survey. In winter, snow and frozen ground can make the work harder.

What to put in the order

The more precise the description, the more precise the prices in responses.
  • What you need: a topographic survey, staking out boundaries or axes, an as-built survey or land documentation

  • Plot area and what is on it: a house, trees, a fence, changes in level

  • Whether there is a cadastral number and documents with boundary coordinates

  • What the result is for: a house design, construction, buying a plot or land paperwork

  • The construction stage, if axes need staking or an as-built survey is needed

  • When you need the result and whether repeat visits will be needed
